MIKE KENNEDY, SIOR
President & CEO
Professional Experience
Mr. Kennedy’s role as President and CEO of Commercial Texas is not limited to managerial functions. He spends every day on the frontlines creating value for the fiscal well-being of leading companies. Throughout his career, Mr. Kennedy has been recognized as one of the most active office leasing and sales brokers in the Austin area.
Most recently, Mr. Kennedy represented two of the largest lease transactions in Austin: Arthrocare’s 136,000 SF campus consolidation in Southwest Austin and Convio’s 132,000 SF Austin expansion in Northwest Austin. He also represented the buyer of the 174,000 SF Tower of the Hills office building in Northwest Austin and American Youthworks in its sale of a half a block of prime property in downtown Austin.
Mr. Kennedy’s other notable accomplishments over the last two decades include the negotiation of the Austin anchor leases in 2002 of Clark, Thomas and Winters, Akin Gump and Austin Ventures, which led to the construction of 300 West Sixth Street – the first Central Business District (CBD) high-rise building in the city in 14 years. He also played an integral role in the consolidation and relocation of Franklin Federal Bancorp’s 81,000 SF headquarters at 111 Congress Avenue, the sale of the 380,000 SF Republic Plaza building, the $21 million dollar sale of Lavaca Plaza in the Austin CBD in 2000, the sale of the 400,000 SF Chase Tower in 2006, and the record breaking sale of 300 West Sixth Street for $131 million.
Mr. Kennedy is a graduate of the University of St. Thomas and the South Texas College of Law in Houston. He holds an SIOR designation and is an active member of the affiliated Society of Industrial and Office Realtors®. This prestigious designation is recognized throughout the industry for denoting the most well-studied, capable, ethical and experienced brokerage practitioners. He is a charter member and past president of the Austin Commercial Leasing Brokers Association (CLBA), and a member of the Real Estate Council of Austin (RECA), the Texas Bar Association, the Austin Bar Association and the Austin Chamber of Commerce.
Mr. Kennedy served as President of the ZACH Theatre Board (2008 - 2010) and is a former Board of Trustees Member of the Austin Museum of Art (AMOA) and a Founding Fellow for the Austin Bar Association. He has contributed numerous times to the Annual Institute of Real Estate Management (IREM) Forecast Forum and has spoken at Austin Technology Council and Continuing Legal Education events. Mr. Kennedy is a frequently quoted expert on commercial real estate trends in Austin and has published numerous articles.

CARL CONDON
Senior Vice President
Professional Experience
In the nearly nine years Mr. Condon has been a part of the Commercial Texas team, he has been involved with lease transactions totaling more than 1.4 million square feet on behalf of leading corporations and local organizations. Clients include Arthrocare Corporation, Commvault, Profit Fuel, Sente Mortgage and Martin, Disiere, Jefferson & Wisdom, LLP.
Mr. Condon began his real estate career in 2000 while working with Colliers International, where he was quickly recognized for the most transactions closed by a Colliers broker in the Austin office in 2001. While there, he successfully completed over 260 transactions totaling more than $146 million in transaction value. He joined Commercial Texas in 2003.
Mr. Condon combines his knowledge of market trends with his clients’ needs in order to structure transactions that best fit his clients’ business. His tireless commitment to his clients’ best interests has landed him in the Austin Business Journal noteworthy “Commercial Real Estate Heavy Hitter” list, and as one of the market’s top brokers for office lease transactions as ranked by the Costar Group.
Prior to real estate, Mr. Condon began his professional career in the golf industry at Barton Creek Resort and Club. After three years, he served as Senior Assistant Golf Professional overseeing the daily operations of the Fazio Foothills golf course.
Mr. Condon earned a Bachelor of Arts degree from the University of Michigan and competed four years on the varsity golf team. In the community, he is a member of the Commercial Leasing Brokers Association (CLBA), the Real Estate Council of Austin (RECA), the Swedish American Chamber of Commerce (SACC), and has served on numerous committees for the First Tee of Greater Austin.

BENITA DRYDEN
Senior Vice President
Professional Experience
Ms. Dryden’s loyalty and commitment to her clients is evidenced in each and every one of the transactions she’s been involved with over the course of her 27-year career in commercial real estate. Commercial Texas gladly welcomed her to the team as a Vice President in 2008.
A native Austinite, Ms. Dryden built a solid reputation in the industry based on her strong market knowledge, exceptional service and long-term relationships with her clients.
Ms. Dryden’s extensive experience includes acquisitions and dispositions of investment properties including office, industrial, land and medical properties. She has represented numerous local and regional investors in sales and acquisitions as well as project leasing and tenant representation. Included in her portfolio of sales transactions are many unique properties that demanded creative marketing, extensive due diligence and superior negotiating skills.
Ms. Dryden recently represented American YouthWorks, a non-profit corporation, in the notable sale of a half block of prime property in downtown Austin. Her knowledge and expertise was instrumental in analyzing and solving the complexities of this transaction which resulted in a successful closing.
Other notable transactions Ms. Dryden recently represented include Convio’s 132,000 SF Austin lease expansion in Northwest Austin and she represented the buyer of the 174,000 SF Tower of the Hills office building.

LEE ELLISON, ALC

With over 25 years of commercial real estate experience, Mr. Ellison has handled the leasing for more than 630,000 square feet of industrial space, disposition of more than 1,000 acres of land and sale of 414,000 square feet of improved properties.
Mr. Ellison joined Commercial Texas in 2003 as a Vice President, where his wide range of real estate expertise and knowledge quickly became an asset to the firm. He specializes in Industrial Leasing and Sales as well as Land Sales and Advisory Services. His clients include: KHS America, GE, Citigroup, State Farm Insurance, Seton Healthcare Network, Golfsmith International, Pitney Bowes, ISO Inc., Cenetron Diagnostics, Trane and the Manor and Del Valle Independent School Districts.
Mr. Ellison’s real estate career began in 1983 with a local real estate firm working in the research department. Over the next 13 years, Mr. Ellison advanced to Research Director for national firms such as Cushman & Wakefield and Grubb & Ellis. In 1996, he entered the brokerage business with Oxford Commercial focusing on the Central Texas land market.
Mr. Ellison holds the Accredited Land Consultant designation through the Realtors® Land Institute (RLI), a national organization whose designation is conferred to only those land specialists who complete a rigorous education program. He is also a member of the Real Estate Council of Austin (RECA) currently serving on the Regional Issues and Transportation Committees. In addition, Mr. Ellison is a board member of the Del Valle Adopt-A-School Board for over ten years and has also been involved with the Austin-San Antonio Corridor Council.

JOHN T. BAIRD
Vice President
Professional Experience
With more than two decades of commercial real estate experience, Mr. Baird has an impeccable record and stellar reputation for his work in representing top-tier landlords as well as assembling and leasing new development projects. He has executed in excess of 300 transactions totaling nearly 3.5 million square feet of space and $500 million in volume.
He joined Commercial Texas, LLC in 2011, with the task of strengthening the company’s landlord representation and development consulting services. Mr. Baird spent the previous 16 years with Lincoln Property Company, where he was recruited to coordinate leasing activities for five suburban office buildings in Houston, Texas, owned by Metropolitan Life Insurance Company. He increased the 800,000 SF portfolio’s occupancy level to more than 90 percent within nine months. Lincoln then asked that he relocate to Austin, Texas, and coordinate leasing activities for MetLife’s high-profile downtown Class A office tower called 100 Congress Avenue – an assignment he held for 12 years.
While with Lincoln, Mr. Baird also spearheaded the company’s development activity and leasing of new projects in the Austin market. Examples include: Las Cimas II and III, where Dell Inc. (NASDAQ: DELL) leased 320,000 SF; Parmer Lane Business Park, where Sun Microsystems leased 260,000 SF; Las Cimas IV, where Wilson, Sonsini, Goodrich & Rosati leased 35,000 SF; and Lincoln Vista II, where Owens & Minor leased 85,000 SF and Dr. Pepper / Snapple Group leased 42,000 SF.
Prior to joining Lincoln, Mr. Baird was a Senior Leasing Manager with Paragon Group Property Services in Houston, where he worked with clients such as the Mutual Life Insurance Company of New York (MONY), Connecticut General Life Insurance Company (CIGNA) and John Hancock Life Insurance Company, among others. He was noted as Paragon’s Top Producer in Houston for 1993 and 1994.
Throughout his 21-year career in commercial real estate, John has gained experience in tenant representation, property management, and development and marketing of office and industrial properties.
John’s attention to detail, breadth of experience and knowledge of the Austin area make him a great asset to clients seeking representation from someone with both a keen comprehension of the industry and deep level of understanding of the local market.

CHRISSY CORNELIUS, CCIM
Associate Vice President
Professional Experience
As an Associate Vice President with Commercial Texas, Ms. Cornelius specializes in office tenant representation, including national and international representation, with additional responsibilities involving securing new assignments as well as providing ongoing research and customer service to tenants and owners.
Ms. Cornelius joined the firm in August of 2007 where she started in the company’s research and brokerage support division. She was promoted to brokerage in January of 2009 and since that time has successfully completed over 50 transactions totaling more than $68 million in transaction value. Ms. Cornelius was also recognized by the Austin Business Journal as a Heavy Hitter in Office Tenant Lease Representation category.
Recent transactions include the representation of: a 130,000 SF software company in its corporate headquarter expansion and renewal in Northwest Austin, a 20,000 SF law firm in its relocation downtown, and a 16,000 SF environmental products and services firm in its expansion and corporate relocation from Tennessee.
In April 2012, Ms. Cornelius earned her designation as a Certified Commercial Investment Member (CCIM) by passing the organization’s comprehensive examination. CCIMs are recognized experts in commercial real estate brokerage, leasing, asset management, valuation, and investment analysis.
Prior to joining Commercial Texas, Ms. Cornelius worked with McKinney Properties while she was attending college. At McKinney, she played an active role in recruiting new talent, developing and managing the annual budget and working with vendors and contractors to research and streamline proposals for presentation to corporate officers.
Ms. Cornelius earned a Bachelor of Science with highest honors in Corporate Communication Studies from the University of Texas at Austin with minors in Business and Spanish. In the community, she is a member of the Association for Corporate Growth, CoreNet Global, the Real Estate Council of Austin, the Commercial Leasing Brokers Association and the Central Texas CCIM Chapter.

DREW FULLER, CCIM
Associate Vice President
Professional Experience
Mr. Fuller joined Commercial Texas in October 2008, where he started in the company’s research and brokerage support division. Within two years, Mr. Fuller was promoted and now secures new assignments, and handles negotiations on behalf of a number of property owners and purchasers.
Within the office, Mr. Fuller is regarded as a valued team player. His strong analytical skills and financial acumen are often sought to assist in reviewing a wide range of transaction types.
In his first year as a broker with Commercial Texas, Mr. Fuller handled transactions totaling in excess of $40 million, primarily through the representation of building owners and purchasers. Mr. Fuller was recognized by the Austin Business Journal as one of the “Commercial Real Estate Heavy Hitters” in building sales representation ranked by square feet sold in Austin during 2011.
Recent transactions include the representation of: American YouthWorks in its sale of a prime piece of downtown property, Crimson Real Estate Advisors in its purchase of a large office building in Northwest Austin, and the ownership group of 500 Chicon in its sale of a creative office building just east of downtown.
In April 2012, Mr. Fuller earned his designation as a Certified Commercial Investment Member (CCIM) by passing the organization’s comprehensive examination. CCIMs are recognized experts in commercial real estate brokerage, leasing, asset management, valuation, and investment analysis. The CCIM business network encompasses more than 1,000 markets throughout North America, Asia, Europe and the Caribbean.
Prior to joining Commercial Texas, Mr. Fuller served as an intern in the United States Senate in Washington, D.C. He also held internship positions at Oxford Commercial and fd2s, inc. while in college. Mr. Fuller received his Bachelor of Business Administration degree from the Red McCombs School of Business at the University of Texas at Austin in Real Estate Finance with a minor in Marketing in 2008.

RYAN RICE
Associate
Professional Experience
Mr. Rice was added to the Commercial Texas team as an Associate in January of 2012, where he has already proven to be a valuable addition to the company’s Office Tenant Representation Division.
With a background that includes substantial military experience and an MBA, Mr. Rice handles high stress situations with an exceptional degree of confidence and ease.
Prior to joining the firm, Mr. Rice enlisted in the United States Marine Corps. He deployed to Djibouti, Africa in 2006 and Iraq in 2008. During his time in service Mr. Rice earned a meritorious promotion and was honored with numerous medals, including the Navy and Marine Corps Achievement Medal for superior performance and devotion to duty.
Mr. Rice earned a Bachelor of Arts in Psychology at Mississippi State University and a Master of Business Administration from the University of Mississippi.

KATHY MORGAN
Director of Operations
Professional Experience
Any business needs someone who can keep everything and everyone on task. At Commercial Texas, that someone is Ms. Morgan, Director of Operations.
Ms. Morgan joined Commercial Texas in August 2007 as Executive Assistant to the President, Mike Kennedy, and the depth and breath of her career experiences were quickly noted and utilized company-wide. With a diverse background in the banking, appraisal, project management, development and title industries, Ms. Morgan understands the nuances associated with nearly every aspect of commercial real estate.
Ms. Morgan is not only instrumental in the daily operations of Commercial Texas, but is actively engaged in the marketing, due diligence, proposal and presentation aspects of the brokerage activities.
With 12 years of experience working in the commercial real estate banking industry, Ms. Morgan has since undertaken positions leveraging on her finance and real estate experience. She began her career in Austin Commercial Real estate at InterFirst Bank Austin, N.A., in 1983. Prior to joining Commercial Texas, Ms. Morgan was with Heritage Title Company of Austin in the commercial escrow division where she played a vital role in a growing escrow and closing team.
Ms. Morgan earned a Bachelor of Business Administration from the Cox School of Business at Southern Methodist University in Dallas.

RICK LANDWEHR
Marketing Manager
Professional Experience
Mr. Landwehr’s motto is two-fold: be creative and keep it simple. He has an exceptional way of bringing complex components together in a compelling manner. This approach consistently fuels revenues, increases market share and unearths new business opportunities.
Commercial Texas was thrilled to add Mr. Landwehr to its team in February of 2012 to spearhead the firm’s marketing efforts. In this role, Mr. Landwehr leads the development and execution of advertising and marketing campaigns while simultaneously assisting with crucial market data reports.
With more than 25 years of industry experience, Mr. Landwehr’s prior roles include serving as the Marketing Director for a residential real estate firm and Manager at a digital graphics firm. Throughout his career, Mr. Landwehr has demonstrated a passion for excellence, drive to remain on the forefront of industry trends and an ability to work with a wide range of personality types into order to ensure a company’s brand gains ground in the marketplace.
Mr. Landwehr notes good habits were instilled in him at an early age while woodworking with his father. The younger version of him wanted to hurry to get a project done. But his father taught him “glue takes time to dry and bond correctly.” The lesson proved to be a pivotal “aha” moment in understanding time and project management as well as the importance of paying attention to each step involved in a process.
