The third quarter is here; and where is the activity?

It seems that the fall leasing season is less than fulfilling.

From our vantage point, leasing activity has been more robust this fall than in summertime, but the market typically speeds up after the summer doldrums.

In terms of supply and demand, let’s hope that the demand is deeper than supply, as supply is growing by hundreds of thousands of square feet in coming months. 

The market needs strong leasing activity from the first of the year to its end.

The following refrain from my good friend is relevant to landlords and sellers in Austin:

“If you ever get to it, do it! Do it because you may never get to it to do it again!”

Industrial Rental Rates Climbing

The industrial market rental rates have continued to climb for the last year and a half, mainly due to investor purchases and a migration of office tenants to flex space; a trend that may be ending.  

Investors continue to pay higher than expected prices for industrial buildings.  Austin’s building sales averaged $96 per square foot, a higher average per square foot price than Phoenix, Dallas, Atlanta and Denver, according to Real Capital Analytics Second Quarter Industrial Report.  These higher prices per square foot have caused investors to charge more for space to achieve desired returns. 

Another contributor to the rise in rates has been the continued influx of office tenants who have been priced-out of traditional office space and have moved to flex space to save money.

Austin's Inexpensive Real Estate Brings Large Companies to Town

As Austin continues to recover from its early 2000s tech downturn, the metro area's relatively cheap real estate has been a big factor in luring businesses to the city.

Austin lost more than 41,000 jobs as the high-tech bubble burst but has gained 90,000 jobs since February 2004. While home prices are stalled or flat in many parts of the country, they're still rising in Austin. And the office market in the city is starting to rebound, with a vacancy rate of 13.3 percent, down from 16.4 percent a year ago, according to Property and Portfolio Research. Some 100 new business have moved to the city since 2004.

"Austin fell so hard in the 2000 recession and the tech bust that it's really only beginning its climb upward," says Jon Southard, chief economist at Torto Wheaton Research, a Boston-based firm that studies real-estate markets.

Over the past year, Austin saw population growth 3.5 times the national average and labor force growth more than double the national average.

Median home price at the end of the second quarter of 2007 was $186,600, up 5.6 percent from 2006; nationally, home prices declined 1.5 percent over the same period, according to the National Association of Realtors
